1. What type of computer do I need?

The software is video intensive and your computer should meet the following requirements:
MS Windows 98 or higher, MS Internet Explorer 5 or higher or Netscape 4.76 or higher, Pentium or AMD processor 500 MHz or better, 128 MB RAM, 4 MB video card or higher, mouse, keyboard, sound card, speakers or headphones, and color monitor with a minimum resolution of 800x600.

The Internet version of Real Estate Simulator™ – Real Estate Sales also requires a high-speed connection to the Internet (e.g. cable, DSL, T1, etc.).

Please ensure that your computer meets these technical requirements before you purchase or take the assessment.

2. How long does the test take to complete?

Test times will vary for each person, but usually take between 40-60 minutes.

3. What if I forgot my user name or password?

Send an email to support@realestatesimulator.com that includes your name, and we'll send an email back to the email address you supplied when you registered.

4. Who can view the results?

The results are strictly confidential and are kept secure by a double login procedure. Only those individuals who have administrative privileges are permitted to access the results.
If you purchased the test for self-evaluation you will be given an Admin Login and an Admin Password necessary to view your results on line. The results are available instantly upon completion of the assessment.

5. How was Real Estate Simulator™ Developed?

The assessment was developed under the guidance of Dr. Igor Kotlyar, Ph.D.

To build the simulation portion of Real Estate Simulator™, we worked with numerous real estate brokers and agents. The first step in the development process involved identifying critical job activities performed by real estate agents and the critical skills exhibited by successful agents in these situations. This was done by conducting job analysis and interviewing successful real estate agents, as well as reviewing real estate sales literature.

Next, the critical job activities were scripted into story lines and the accompanying behavioral response options. Focus groups, composed of real estate agents, examined the story lines for realism and relevance. The story lines were found to be of high quality and only minor script modifications had to be made. The same focus groups were also employed to check whether the response options were realistic and whether they actually distinguished among performance levels.

Once the scripts were finalized, the video assets were produced and the software application was programmed. After the simulation was completed, we again conducted a pilot study to ascertain the quality of the response options, and the response was overwhelmingly positive.

6. How was Real Estate Simulator™ Validated?

To statistically validate Real Estate Simulator™, we administered the assessment to hundreds of active real estate agents of varying performance levels. Along with their assessment scores, we collected their actual Gross Commission Income (GCI). Next, we statistically compared the two variables and found a strong correlation between the two. In other words, the scores obtained by top performers were substantially higher than the scores of better-than-average agents, whose scores, in turn, were substantially higher than average agents, and so on. These results provide solid evidence of the validity of Real Estate Simulator™.

The results of this research were presented at the American Real Estate Society (ARES) annual conference in April 2002, held in Naples, Florida.
