Don’t let eager prospects get scooped up by the competition

February’s Tip of the Month:

Responsiveness is Key: Don’t let eager prospects get scooped up by the competition:

It is good practice to follow up with your eager prospects as soon as possible in order to increase the chances of getting them into the door. The Real Estate Simulator system provides you with the tools that will help you accomplish this.

When a recruiting prospect signs up to take the Real Estate Simulator, you will receive an email when they have completed the assessment. At this point, it is a good idea to contact that individual as soon as possible to get them in for an interview, especially if they scored well. The larger the gap is between the completion of the assessment and your follow up contact with them, the greater the chances that their initial enthusiasm will diminish and that might push them to sign on with another brokerage.

You will also receive an email notifying you if a prospect that has signed up for the Real estate Simulator has not taken the assessment within 48 hours of their initial sign up. At this point, the goal is to contact them as soon as possible to see if they have been facing technical difficulties, or if they have not had sufficient time to take the assessment and if they would prefer to come to your office to take the assessment. This process will allow you to maintain communication between you and the prospect and develop rapport. Not responding in a timely manner can result in the competition picking up valuable potential at your expense.

In addition to receiving these e-mails, all of this information can also be obtained from your personally assigned Back End Administrative System. Your back end will allow you to keep track of and manage your recruiting prospects in an organized manner without saving each email that comes into your in-box from the Real Estate Simulator. Since e-mail does not always operate at 100% efficiency, it is also a good idea to check your back end admin regularly so that you can maintain a high level of responsiveness with your recruiting leads, just in case e-mails don’t reach them when they should.

Interview

1. How many agents do you currently have working on your team? What are your short and long term recruiting goals?

Currently Prudential Select has just over 500 agents on our team. Our goal is to have a minimum of 750 agents by the end of 2004. In our business you must always be recruiting because if you’re not recruiting, you’re not growing and growth is vital.

2. What is the key differentiator about your company that you present to candidates you are interested in recruiting?

Prudential Select is genuinely interested in the success of our agents and we believe that the ingredients for success are to recruit, train and retain. It’s not enough to just recruit someone. If you leave out any of the other ingredients, you won’t succeed. We offer extensive training and have a full time trainer on staff.

Being the largest locally owned and operated St. Louis real estate company also has many advantages to our agents including the fact they aren’t hit with the various surcharges that the bigger nationally-owned companies impose on their agents and on the buyer or seller. And, while we aren’t the biggest real estate company in town, we are the largest, independently-owned, full service company in town with nine – soon to be ten – offices in the St. Louis area.

Inspect before you Buy. Oops, I mean Hire!

by Kim Ades, President, Upward Motion

Reprinted from RIS Media's National Relocation and Real Estate Magazine

You wouldn’t buy a house without fully inspecting it first.

So why is it when it comes to recruiting, many brokers don’t “inspect” before hiring?

Like buying a house, hiring a new agent is a sizeable investment, worthy of the time and effort to ensure you are “getting what you paid for.” A bad hire can cost thousands in lost time, training, reputation, legal fees, low morale and lost opportunity.

The reason brokers don’t often “inspect” the people they hire is because they don’t really know what to look for when hiring agents.
